Contractor: Flour Enterprises
Year of Completion: 2000
Pan-Pacific teamed up with Flour in the late 1990s to build a campus-style headquarters for their divisions on a 28.5 acre parcel in Aliso Viejo, CA near the 73 toll road and another site adjacent to the San Joaquin Hills Transportation Corridor.
The project, which features six three- and four-story office buildings on two sites with a combined total of 575,000 square feet, includes office space, a cafeteria and health club. Flour was owner and General Contractor for the project. In constant communication to ascertain changing needs, Pan-Pacific helped coordinate efforts with other trades to keep this project in line with what the owners wanted.

The Symantec Culver City office complex is a construction project comprising 497,000 square feet of office space and a six-level parking structure. Principles of sustainability were incorporated throughout the design and construction of the building, and the project achieved a LEED-Gold Certification.
Amongst other features, the project was built with an advanced under floor ventilation system designed to deliver optimal thermal comfort control for building occupants, indoor fixtures that reduce water use by more than 40 percent, and an active pH control system at the cooling towers, which significantly reduces the need to use potable water for maintaining building systems. Combined with the project’s other water-saving measures, this saves close to 2.5 million gallons of potable water per year.
Pan-Pacific was proud to a part of this project and our LEED AP experts worked hand-in-hand with the Symantec representatives to ensure the LEED-Gold rating.

Located in the heart of Century City at the corner of Constellation Boulevard and Century Park West, MGM Tower was built in 2003 and it immediately became a highly visible Los Angeles architectural landmark.
Renowned architects Johnson Fain Partners designed the striking, 35-story, balconied tower of clear blue glass and rich stone, finely accented with stainless steel and white and pale green granite and commanding impressive skyline and ocean views.
Pan-Pacific was specifically requested by the Owner’s team because of our excellent performance on past projects with them. We utilized a strong core of our experienced plumbers on this project and worked as a part of an experienced team to ensure customer satisfaction. The 700,000 square-foot building in one of the tallest in the Los Angeles area and the first Los Angeles high-rise tower to be built in the 21st Century.

Tower Burbank is a 32-story poured-in-place office building in Burbank, CA constructed in the late 1980s. The project encompasses one million square feet of office space and garage and is one of the tallest in Burbank. Pan-Pacific was hired by an out-of-state mechanical contractor to complete their Design-Build plumbing package which gave us the opportunity to utilize CAD for one of the very first times. Looking back, it is amazing how far the industry and Pan-Pacific has come since then!

The Disney Feature Animation Building in Burbank, CA incorporates several architectural features which compliment Walt Disney Co.'s image. The 243,000 square-foot structure was designed by Robert A.M. Stern Architects of New York, NY. The building's unique features include an inverse sloped atrium, the Sorcerer's Apprentice hat and a curved roofline.

Completed in 2005, Broadway 655 was the first new Class A office building in downtown San Diego since 1991. It is a combination of steel frame construction and poured-in-place concrete requiring tremendous flexibility on our part to meet the demanding schedule of this hybrid design. This multi-use building required our innovation to deliver systems that would address the specific needs of this 23 floor building which encompassing 356,000 square feet of office space, 12 residential units, 16,300 square feet of restaurant and retail space and 765 parking spaces.
