Site Utilities Projects

Site Utilities, the very foundation of most projects, remains one of the most difficult jobs of all. With our specialized team of experts, every site utility project reflects the top-tier level of performance that is synonymous with Pan-Pacific Plumbing. Our site utilities expertise includes the most demanding of project structures and large-community projects.

We have been involved in site projects with multiple locations, tight schedules, increased and changing scope, challenging terrain, busy streets, water tie-ins, sewer tie-ins, working with multiple government agencies like the Coastal Commission, MetroRail, SWPP – you name it, we have done it all.

Our Site Superintendent is excellent at adapting to each individual need of our site projects. The projects displayed on this page had unique challenges which we were ready to tackle and complete.

Pan-Pacific Plumbing & Mechanical projects

Disney’s Grizzly Peak, Anaheim, CA

Contractor:  Clark

Year of Completion:  2001

Grizzly Peak, a man-made mountain resembling a Grizzly Bear is the centerpiece of Disney’s California Adventure. Grizzly Peak also houses Grizzly River Run, a large rapids ride through a mining camp at the mountain.

Pan-Pacific performed site utilities work for this portion of the theme park. It was a tough job that included several locations, tight schedule and rigid security.

Despite a 50% scope increase on the project, the job still needed to be completed in the original time frame. We excel at the tough projects and were proud to be part of the team that built this world-class theme park area.

Nitrate Vault, Santa Clarita, CA

Contractor:  DPR Construction, Inc.

Year of Completion:  2007

Until 1950, films were produced using nitrate cellulose film stock, a chemically unstable and highly flammable material that inevitably deteriorates and turns to dust. UCLA has a large archive and in order to preserve these films and others from libraries in the area, they saw the need to build a special vault for these works.

The vault is built into the Santa Clarita hills to help regulate temperature and add additional safety measures for the preservation of these unstable films.

With the difficult terrain, deep excavations, remote site and flammable material storage requirements, the project had unique issues Pan-Pacific worked around (including ancient oaks and rattlesnakes…)

Our experience in many varied site situations helped us excel on this project.

The Strand at Headlands, Dana Point, CA

Contractor:  Headlands LLC

Year of Completion:  2008

The Strand, built on one of the last remaining undeveloped beachfront properties in California, inspired the redevelopment of downtown Dana Point. Pan-Pacific was hired to do the complete infrastructure of the new coastal neighborhood of The Strand which includes 135 residential custom home sites and a future boutique hotel.

The site had multiple elevations, environmental concerns, required Coastal Commission review and approval, soil issues and complex safety issues.

A difficult job, but one we could certainly handle. We put our site crew to the test and passed with flying colors.

Mission Hospital, Mission Viejo, CA

Contractor:  McCarthy

Year of Completion:  2009

Mission Hospital in Mission Viejo, the region's only designated trauma center, offers 24-hour emergency care and specialized services for imaging, heart, stroke, maternity, and women's wellness needs. This project included major coordination with the existing hospital, water department, city public works and other trades to pull off properly.

Much of the work was performed after hours on busy public streets and near ambulance drop-off areas. There was a very tight schedule and excavation depths exceeding 20 in some areas.

Pan-Pacific worked diligently with all involved parties to coordinate each move of men and pipe to ensure that everything ran smoothly for the extremely busy and compacted existing hospital during the expansion.

Eisenhower Medical Center, Rancho Mirage, CA

Contractor:  Turner Construction

Year of Completion:  2008

Eisenhower Medical Center is a world-class hospital in Rancho Mirage, California. Pan-Pacific is proud to be a part of many renovations and expansions of this hospital over the years.

This site endeavor was a major project that involved complicated shoring systems, sandy soil issues, a large amount of dewatering, etc.

Of course, working in a busy existing hospital environment always presents challenges because of the issues with patient care, ambulance thoroughfares and hours of work.

We were pleased with our teamwork and proactive problem solving on this project which ensured that we finished on time, within budget and to the highest possible standards.

LAUSD Middle School #3

Contractor: McCarthy

Year of Completion:  2009

LAUSD Middle School #3 in Los Angeles was a demanding job requiring coordination with many different public agencies.  Coordination was required between Pan-Pacific, Los Angeles MetroLink and Public Works Engineers to keep this project running smoothly.

This project required four street tie-ins to existing utilities, two of which were on a very busy street requiring additional vigilance, traffic control and coordination.  The trenches exceeded 16 feet in depth in some areas and shoring along with Underground Service Alerts, were mandatory.  These tie-ins included a 54” storm drain tie in and a 30” sewer tie in.

Pan-Pacific Plumbing has a strong reputation in site utilities plumbing, an often difficult and dangerous line of work.  Our safety record speaks volumes about our ability to perform this specific task as our site utility crew has had no accidents in over 8 years.

It was on this project that our Site Utilities Superintendant helped create a new city standard specification for sewer tie-ins which allow for a clay lateral to connect to a ductile main.  Not only do we have a strong and knowledgeable crew, but we are proactive in making our site utilities division better every day.

Pan-Pacific is proud of the excellent reputation we have earned working on many LAUSD projects. LAUSD has been a repeat customer of Pan-Pacific because of our ability to fulfill their needs at competitive pricing.
